Our research team will scour the web and call county departments to verify the important information you'll need to make an informed decision on your next potential land investment.
Here's whats included in your Due Diligence Report:
**Pending availability from the county, your report will include a copy of the current deed on file with the county recorder (If available at no cost), GPS coordinates via the county's GIS mapping system, satellite images, street view images as well as maps showing the nearest cities with mileage and drive time.
**If we happen to run across a county without a GIS mapping system, you will be notified before your request is processed.
**Delays may occur on reports due to COVID-19.

We pride ourselves in providing accurate and timely due diligence reports to our customers. Typically reports are completed 2-3 business days after being received. Please keep in mind that county departments are closed on weekends, federal holidays, and a number of county departments are also closed on Fridays. We also may run into a difficult county that is not so eager to help us with the information we are requesting which may cause delays. If there is ever an issue or delay with your request, you will be notified immediately regarding the situation.
Lets face it, not everyone is perfect and even counties make mistakes from time to time. All information included in your due diligence report is gathered directly from county resources and their employees. If you notice any discrepancies in your report please notify us within 48 hours for a resolution. You may also contact the county directly using the information provided in your report.
Need parcel images for advertising or information purposes? Your parcel mapping report will include 15+ images illustrating terrain, aerial and ground views.
